When properties fall into default and foreclosure, they tend to also fall into disrepair. This drags down the home values in the neighborhood, perpetuating the hardship in the housing industry and resulting in more foreclosures.
When a real estate investor purchases and rehabilitates a distressed property, the cycle is reversed. Property that was once an eyesore suddenly has real “curb appeal”; instead of being a neighborhood liability, the home helps to bolster surrounding home values. In the process, many of our real estate investor clients are profiting $50-70K on each deal.
But most real estate investors can't buy property outright and need financing to proceed. Unfortunately traditional lending sources have over-reacted to the credit crisis and tightened their lending guidelines far beyond reasonable limits. This has resulted in a credit crunch that is grinding the real estate industry to a halt at a time when it can't afford to be artificailly slowed down.
Meanwhile, many people with liquid assets are having difficulty finding a safe investment with a decent rate of return. CD's are paying less than 1%, and the stock market seems more like a gamble than it ever has. Many private investors are beginning to understand the benefits of stepping in where the institutional lenders are falling short, and making loans secured by real estate. These enlightened investors are earning 8-14% returns.
Connecting real estate investors with private lenders creates "win-win" deals for everyone while providing desperately needed lubrication for the cogs of the real estate industry. It feels good to be doing our part for the nation’s economic recovery.
